Islamic-finance note: Islamic banks price their financing on a diminishing musharakah (profit) basis — the calculation method may differ. This is an estimate using the conventional EMI formula; confirm your final installment with your bank.

Frequently asked questions

What is the EMI formula?

EMI = P × r × (1+r)n / ((1+r)n − 1), where r = annual rate ÷ 12 ÷ 100 and n = years × 12 (total months). It is the reducing-balance formula used by most banks.

Reducing vs flat rate — what's the difference?

A flat rate charges interest on the full original amount for the whole tenure, so it is usually more expensive than it looks. Reducing-balance charges interest only on the outstanding balance — which is what this calculator uses.

What is DBR?

Debt Burden Ratio = your monthly installment ÷ monthly income. Banks in Pakistan usually want it at 40% or below: ≤40% bank likely OK, 40–50% borderline, above 50% bank likely refuses the loan.

Islamic vs conventional financing?

Islamic banks use diminishing musharakah / murabaha structures with a profit rate instead of interest. The installment often looks similar, but the calculation method can differ — always confirm the final installment with your bank.
